The Brief
This Massapequa property sits on a canal, and when we arrived it was open ground on both sides of the house. The brief was not a pool patio — it was the whole property, finished so the front and the rear read as a single piece of work rather than two renovations that happened to use the same contractor.
Waterfront changes the engineering more than it changes the design. A low, flat lot against a bulkhead gives you very little natural fall, so elevations have to be set deliberately and drainage engineered to move water away from the house and the structures rather than toward the water edge. Access and staging are tighter too — everything comes through a limited approach rather than across open yard.
The visible result is a raised spa spilling into the pool over a sheer descent, twin fire bowls set into the masonry, a banded paver deck running out to the dock, an outdoor kitchen under the lounge, and a front yard finished in the same material language.
On a flat waterfront lot, the hardest work is the part nobody ever photographs.
Out To The Water
House, deck, pool, kitchen and dock in one frame. On a canal lot the deck does not stop at a lawn — it runs to the water and has to be built to live there.
Where It Started
The same property from overhead, before anything was built and after everything was finished. The canal edge is the only fixed point in both frames.
The Build
On a waterfront build the order matters more than usual. Each stage below locked in what the next one could do.
This build started from open ground on a canal-front lot. Waterfront sites change the sequencing before any design question gets asked: access and staging are tighter, everything arrives through a limited approach rather than across open yard, and the water edge dictates where material can be stacked and where machines can turn. The first job was establishing how the site would be worked at all.
A low, flat waterfront lot gives you almost no natural fall to work with, which makes grade the hardest part of the job and the least visible in the finished photographs. Elevations were set deliberately across the whole rear yard and the base built in compacted lifts, with drainage engineered to carry water away from the house and the structures rather than toward the bulkhead.
The raised spa, the sheer-descent spillway and every deck transition sit on structural block built to carry them. Gas and water runs were coordinated through that structure while it went up, not chased in afterwards. Facing and coping are the last thing to happen, which is why the finished masonry looks like one piece rather than a feature bolted onto a wall.
With the structure right, the finishes could be exact. The spa spills into the pool over a sheer descent, flanked by twin fire bowls set into the masonry, and the banded paver deck runs out to the bulkhead with contrasting borders and lighting set into the risers. Everything that reads as a design decision here was made possible by a structural one taken months earlier.

The crew that graded the base is the crew that set the pavers.
